
Temporary accommodation
Finding short-term accommodation in Copenhagen is not an easy task. Start looking early. Be aware that there are scams and fraudulent advertisements on the internet. Avoid sending sensitive personal information (e.g., a copy of your passport), a deposit by money transfer (Western Union, etc.) or any type of pre-payment prior to a face-to-face meeting with your contact and a personal viewing of the accommodation.
If you are satisfied after inspection of the accommodation, proceed with payment only if you have met with the person responsible for collecting the rent and only after you have secured a rental agreement. The rental agreement should clearly state the amount required for deposit and your daily/weekly/monthly rent. Avoid paying cash or making “under the table” arrangements; a bank transfer is the safest option.
Long term accomodations
If you wish to purchase a property, you can contact a real estate company. We recommend that you consult with a lawyer who is specialized in property law.
If you wish to rent a room, apartment or house in Denmark, it is advisable to obtain a lease agreement. A lease agreement outlines some of the rights and obligations the tenant and landlord have in relation to each other, including rent, advances, utilities and conditions of the leased property when moving in and vacating the property. A written agreement is required by law for all subleases and highly recommended for private rentals. It is normal to pay both a
deposit and an advance payment equal to a maximum of three months’ rent prior to or upon commencement of the lease. The lease agreement is normally sign in Danish but in order for you to be more familiarized with it we have attached the English version. Paragraph §11 is extremely important as this is the only place where apartment/house conditions can be specified in terms of demand for renovation when terminating the contract.
